A home that is not selling needs a diagnosis before another price change or marketing spend. Review whether the right buyers are seeing it, whether the presentation matches the property and whether the price makes sense against their alternatives. A quiet listing does not, by itself, identify which part is failing.
Separate online attention, genuine enquiries, viewings and offers. Many views with few enquiries can suggest a different problem from several suitable viewings without an offer.
Ask for the substance of feedback. Was the layout unsuitable, the condition unexpected or the price difficult to justify? Repeated, specific concerns are more useful than a vague statement that the market is slow.
Check the basics too: accurate information, working contact links, clear photographs and straightforward viewing arrangements. A buyer should not have to struggle to understand the home or arrange an appointment.
The competitive position may have changed since launch. New listings, price adjustments and relevant completed sales can all affect what buyers regard as value.
Look at the full proposition, including condition, ongoing costs and any restrictions that influence the likely buyer. Changing photographs will not resolve an unrealistic price, while reducing the price will not correct misleading information.
If a change is needed, agree what it is intended to achieve and when to review the response. Repeated activity without a clear reason can waste your energy and make it harder to judge what is working.
Start with an honest conversation with your appointed agent and check your mandate before involving another agency. Existing contractual commitments must be respected; do not assume a disappointing result automatically ends an agreement.
If you approach me, tell me whether a mandate is in place. We can clarify what discussion is appropriate before considering any new instruction, with legal advice where needed.
My approach to reviewing a Northern Suburbs home for sale is to examine the evidence and your circumstances, then identify the few changes most likely to matter. Sometimes the answer is better presentation or a realistic price. Sometimes your timing or next move needs reconsidering. You deserve a reasoned recommendation rather than another promise that this time will be different.
