Your home’s likely selling value is assessed by comparing relevant completed sales, the alternatives buyers can choose today and the particular strengths and limitations of your property. A neighbour’s asking price is useful context, but it is not proof of what your home will sell for.
I look for homes that a buyer would reasonably compare with yours: similar property type, location, size and condition. The date of the sale matters too. An older transaction may need to be considered alongside what has changed since then.
A renovated family home and one needing substantial work can have similar floor areas but offer very different value. In an estate or sectional title complex, levies, parking, outdoor space and the position within the development can also influence the comparison.
Current listings show your competition. Completed sales show what buyers have actually agreed to pay. Both are useful, but they answer different questions.
I explain which properties support my recommendation and where the comparisons are imperfect. If reliable evidence is limited, I would rather acknowledge that than give you a precise-looking figure with little behind it. Your municipal valuation or an automated estimate can offer context, but neither replaces a property-specific assessment.
We then consider your home’s condition, presentation and features alongside your plans. Your preferred moving date and the amount you hope to retain matter to the selling decision, although they do not determine what a buyer will pay.
My recommendation should give you a reasoned likely selling range and a suggested launch price. Those are related, but they are not the same thing, and neither is a guaranteed sale price.
