Some negotiating room can form part of a sensible launch strategy, but asking above the evidence-supported range carries a trade-off: buyers may compare your home with stronger alternatives or exclude it from their search. The useful question is how much flexibility the evidence supports, rather than how much you would like to add.
Before we choose an asking price, I ask what else a buyer could purchase for that amount. If another home offers better condition, a more suitable layout or lower ongoing costs, a higher price needs a convincing explanation.
Buyers do not have to make a lower offer. They can simply move on. That is why ‘they can always negotiate’ is an assumption worth testing before launch.
Price filters matter as well. A launch price above a buyer’s selected limit may keep your property out of that search, even if you would have considered an offer within their budget.
I separate your hoped-for result, the likely selling range and the advertised price. We discuss the reasoning behind each and decide what would make the strategy credible.
A distinctive home with limited comparisons may justify testing the market carefully. That still needs a clear plan. Testing should produce information we can use, rather than become an indefinite wait for an exceptional buyer.
There is no universal percentage to add for negotiation. The right decision depends on the competing homes, the available sales evidence and your circumstances.
We agree when to assess enquiries, viewings and the substance of feedback. Low response can point to price, presentation, exposure or a combination; one quiet weekend does not identify the cause.
If an adjustment is warranted, I explain why and what we expect it to change. Repeated small reductions without a clear reason can leave you frustrated while doing little to strengthen the proposition.
As a Northern Suburbs estate agent, my role is to give you an honest recommendation, help you weigh the risk and keep the decision connected to your next move. You remain involved in choosing the strategy, with a clear understanding of its trade-offs.
