A sole mandate can be a sensible choice when it gives you a clear marketing plan, accountable personal service and terms you understand. Its value depends on the work agreed and how it is managed. Read the written commitment carefully before deciding whether it suits your sale.
A sole mandate gives one appointed agency exclusive rights under the agreement for the stated period. Ask for the expiry date, commission terms, marketing commitments and an explanation of cancellation provisions and possible costs.
Understand what happens if you introduce your own buyer or another agent brings someone during the mandate. Do not assume you can appoint several agents or sell privately without consequences. The written terms and applicable law need to be considered.
A clear document should be supported by a clear conversation. If a clause is uncertain, ask for an explanation or independent legal advice before signing, rather than relying on an informal reassurance.
I discuss a sole mandate alongside a launch plan and a strategy review after three weeks. We look at enquiries, viewings, feedback and competing homes, then consider what needs adjusting.
That review is a working checkpoint. It is not an automatic cancellation right or a promise that your home will sell within three weeks. The written mandate governs the arrangement, subject to applicable law.
We should agree how you will receive updates and what information will help us make decisions. A review is useful only when it leads to an honest assessment of the strategy.
Where appropriate and agreed, I may discuss collaboration with trusted agents to reach suitable buyers. We clarify the arrangements, viewing process and responsibilities rather than creating competing messages about your home.
Personal involvement, consistent information and respect for your household are central to how I work as a Northern Suburbs estate agent. You should know who coordinates enquiries and who is accountable for following through.
Before signing, ask me to walk you through the proposed plan and the actual mandate. The right outcome is an informed decision about how your property will be marketed, with expectations clear on both sides.
